Available territories TODAY are: West Houston/Katy, Northwest Houston/Cypress, North Houston/Woodlands, and Northeast Houston/Kingwood. Duties of a Leasing Agent include: - Reports to CEO and COO. - Perform rental property price analysis for new clients using Renters Warehouse resources and software. - Face:to:face sales of our award winning tenant placement and monthly property management system and services. - Process background information on potential tenants. - Prepare leasing documents and contracts. - Schedule property visits and showings. - Collect first months rent and deposits from new tenants. - Conduct move in and move out property inspections. - Customer service related to the property owner and tenants needs prior to and leading up to tenancy. - Comply with all TREC requirements for all real estate transactions. - Understand the Landlord and Tenant Rights and Responsibilities information per Texas Law. Skill Necessary : - MUST possess a valid Real Estate License or Brokers License (or be close to class completion for a new license). - Excellent Communicator. - Good at Face:to:Face Sales. - STRONG multi:tasker. - Very proficient with online business solutions such as Word, Excel, and Web:based applications. - Possess a dependable vehicle. - Be willing to get or already have a smart phone with use of full data and text. - Ability to use a CRM : lead tracker software. - Excellent with computers and technology in general. (cloud based software, smartphones, application) - Willing to work long hours and weekends. - Quick Learner. - Open, Honest, Trustworthy, and Dependable. - Happy and Energetic attitude. Team Player, Flexible Personality. Motivated and Driven. Compensation: This is a FULL:TIME : 100 Commission Based position. You get paid every time you rent a property Additional bonuses are earned for securing/selling our monthly management services, optional programs, etc. Also if you meet/exceed budget and quotas, you will also earn additional commissions and bonuses. This is very consistent income, not your typical real estate job. Successful agents should, and are expected to, earn +70,000 per year. Top agents make +100,000 per year. Location: Our office is located near the University of Houston south of downtown. However you are NOT required to come in the office on a daily or even weekly basis. Candidates must have their own means of transportation and must be willing to travel up to 30:40 minutes within their established territory. Hours: As an independent contractor, you will control your time off and hours, however it is expected an agent will work Monday through Saturday as your schedule dictates.
