Job Summary The primary purpose of this position is proide oversitght of all areas of property management including leasing, and service maintenance. Responsible for creating a positive climate for the team that will result in a high level of team performance. Monitor's compliance in all areas of the business to ensure employee practices are in accordance with our organizations policies and applicable laws. Motivates, supervises and developes employees. Ensures employee's receive training and development where needed. Makes customers and their needs a primary focus of the team's actions. Essential Functions Oversee daily property portfolio operations which may include, rent collection, administrative responsibilities, renewals, and accounts payables. Maintain property occupancy and financial requirements. Manage Resident and Property related issues as they arise and document in specified property management system. Analyze market conditions and determine rental rates or concessions. Ensure commissions are accurate and paid in accordance with CAH policy. Provide highest level of customer service to current and prospective residents. Recommend and implement marketing plans to attract potential residents. Interview and select new team members that are a good fit for the company. Coach and counsel employees in such a way that it maintains or enhances their self-esteem. Provide support without removing responsibility. Maintains a positive work environment by addressing employee concerns quickly and effectively consulting with Regional Manager and or Human Resources as needed. Provide positive career development environment for all employees. Directly supervises a minimum of one Leasing Manager, one Service Manager and the property management staff. Minimum Requirements High School or GED with over 3 years of specialized training or experience in the real estate industry in a leadership position.Excellent organizational skills . Minimum two years of supervisory experience or training. Ability to communicate clearly verbally and in writing. Ability to develop and maintain strong relationships with customers and ensure staff does the same. Basic knowledge of accounting and budgetingMS Word, Excel, Outlook and Adobe knowledge required. Experience using related Property Management softwareWorking-Yardi preferred. Work Conditions Typical Office Environment- no unusual exposures . The employee frequently will be required to sit, stand, walk etc. The employee must be able to occasionally lift and or move up to 25 pounds. Travel is required 50% or more. Computer, keyboard, telephone, fax machine, scanner and copier, etc. Occasional overtime work required throughout the year
