The ideal candidate will be responsible for committing to the tenants needs and being accessible to them at all times, assuring that their needs are met for renewal and move out notices. A Leasing Agent is expected to maximize shareholder value in the leasing of properties by achieving market to above-market rents while raising occupancy levels to meet required investment returns. Personal Characteristics: A qualified candidate must be a passionate, proactive, high energy individual with a desire to work in a fast-paced, expanding, and well-established professional real estate firm. Beyond functional skills and experiences, this individual must have a keen intellect, unquestioned ethics, a sense of urgency and the ability to simultaneously execute on both tactical and strategic projects. Responsibilities: Track and follow-up on all weekly reporting and tenant due diligence process; Conduct broker and business cold calls; Build relationships with existing tenants for increased retention and expansion opportunities; Maintain and cultivate strong relationships with the local brokerage community through community functions, professional organizations and active networking; Effectively evaluate the tenant financially to ensure they are updated prior to sales calls; Prepare proposals and negotiate letters of intent for renewal tenants; Inform the Property Management department of lease renewals, move-ins, and move-outs; Negotiate commission agreements with tenant representatives; Negotiate lease agreements with input from Corporate Counsel, Asset Management and Leasing Leadership; Effectively present existing tenants financial documents, business plans, available financing and letters; Maximize lease NPV values by optimizing the financial variables in a transaction: rental amount, tenant improvements, commencement timing and credit risk; Attend weekly leasing department staff meetings to discuss prospects, renewals, properties and to share ideas with the team; Work with other departments in the company to assist in underwriting, marketing, etc.; Coordinate tenant improvement planning and cost estimating with Construction department; and Other responsibilities as needed. Skills and Qualifications: High school diploma required, Bachelor’s degree preferred; 1+ years of related work experience in Leasing preferred (commercial, retail, industrial flex) Excellent internal and external customer service; Strong proficiency in Microsoft Office (Excel, Power Point, Word, Outlook); Strong written, verbal and people skills; Ability to multitask and prioritize; and Strong organizational skills with attention to detail.
