Bilingual (English/Spanish) Assistant Manager
Established Management Company is seeking a Bilingual Assistant Property Manager for a unique 200+ unit apartment community located in the Clear Lake area. Candidate must be motivated, honest, friendly, and hard-working.
The Assistant Community Manager assists the Community Manager in the financial administration of the community and, in some cases, oversight of the Leasing staff on a day-to-day basis.
To perform this job successfully, an individual must be able to perform each essential duty well. The requirements listed below are representative of the knowledge, skills and abilities required.
Duties, Responsibilities, and Qualifications:
Assist in the management of a high quality on-site staff
Meeting regularly with Community Manager to discuss leasing issues and community performance
Posting rental collections, making bank deposits, and overseeing the administration of accounting functions for the community
Delinquency / Evictions
Dispositions / AME
Attract tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
Supporting Leasing Consultant in the leasing of apartments and ensuring that Fair Housing guidelines are followed
Effectively show, lease, and move in prospective residents
Assist in resident retention and service request follow-up programs
Monitor and work effective lease renewal programs
Work with the Property Manager to ensure that an adequate number of units are market ready
Maintaining lease files and computer records for the community
Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge
Conducting a monthly market survey and recommending pricing changes
Maximize rental income while minimizing expenses through effective planning and control
Monitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed
Participate in company training classes and meetings as required
Ensure written communication to residents is professional and timely
Assist and ensure all customer complaints are handled promptly and appropriately
Effectively understand and operate the company's various software programs
Ensure that all physical aspects of the property are at all times fully functional and maintained in an attractive condition
Adhere to established company standards for screening applicants for residency
Other tasks or duties as assigned by supervisor
Education
A high school education or equivalent is required. The position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.
Professional ExperienceA minimum of two years experience in residential property management or a related field is required.
Computer
Proficient in Yardi Voyager, Microsoft Word, Excel and Publisher
Attendance/TravelThe position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. The position requires the ability to serve on-call, as scheduled or as necessary. Travel may be required at times in the general vicinity of the associate?s home property.
